Design regulation and site geometry made this project a 3-D puzzle. The design takes advantage of the site, which slopes toward and overlooks Olympic Drive, by daylighting a lower level for a total of three. On the 33rd avenue side, a large entry portico opens to a glass-fronted stairwell.
Local regulations governing exterior materials and exterior geometry contributed additional complexity. Cross parking with adjacent parcels in the development allowed for more buildings to be placed on the site. This project was developed by the principals of commercial real estate brokerage Northwest Investment Properties.
